CEO Introduction

Being first means three things: opportunity, risk and responsibility. Pioneers pave the way and set the example. They choose to walk the rugged, unknown road in the hope of finding success. In 1995, it is this road that newly founded Granit Polus chose when, under Sándor Demján’s leadership, it developed Hungary’s first Class “A” office building, the Bank Centre Budapest. The unprecedented breakthrough was followed by yet another pioneer step with the delivery of the region’s first Western-style shopping centre – Polus Center Budapest.

  • Real Estate Development

    We are able to provide the full range of development management services, covering the entire development process:

    1. Preconstruction:
      1. detailed feasibility analysis and market research;
      2. detailed review and analysis of the planned timetable and assessment of the need for any further third party service providers;
      3. due diligence on key risks related to permitting and environmental issues;
      4. analysing infrastructure and permitting risks.
    2. Design:
      1. brief to a third party architect in order to have the design concept in place;
      2. preliminary pro-forma Budget based on concept design;
      3. supervision of the conceptual design, building license, permits and tender design of the Project, excluding any zoning changes which may be required.
    3. Construction:
      1. Services related to the tendering, supervising and coordination of construction works, in both a) construction management and b) general contractor alternatives.
    4. Completion:

    • Our track record includes the asset management of over 10 shopping malls in 8 countries in the CEE region and Russia

  • Finance

    Granit-Polus Group is operating and managing financial activity of more than 50 legal entities in 9 different countries. The core financial functions including accounting, cash-flow management and controlling are managed centrally in order to efficiently control the financial position of all companies belonging to the Group.

    The Group is using an integrated management information system across its portfolio in order to standardize the property management and financial functions. The system was originally developed by Microsoft, but our Group has the license to implement further developments to more efficiently manage any kind of request within the organization.

    The following range of services covers the entire financial activity of Granit-Polus Group:

    • Accounting services in accordance with local regulations

  • Legal Administration

    Granit Polus has an in-house legal department, consisting of four full time lawyers admitted to the Budapest Bar Association, plus a junior lawyer and a legal assistant. The legal department provides a comprehensive service for the group, including corporate, employment, M&A, banking & finance, compliance, permitting and most importantly, real estate. According to the policies of the group, all transactions concluded by any entity within Granit Polus require a written contract approved by finance and legal department, and most of the documents are prepared in-house.

    In addition to the lawyers engaged in the head office, all projects have dedicated lawyers, supervised from the headquarters and external lawyers are also frequently engaged for specific transactions, also working under instructions of the legal department.

    The in-house lawyers participate in project and departmental meetings and assist the group in establishing guidelines for corporate governance and internal policies and procedures and supervise implementation thereof. They also assist in corporate liaisons with shareholders and directors, prepare resolutions and minutes of their meetings.
