Launching Gránit-Pólus Ltd. in 1994 brought an unexceptional new venture on the Hungarian property development market. Opening Pólus Center in 1996 provided Hungary with its first American-style mall, followed by the strategically located four-towered Bank Center. The office complex in the middle of the bank district has been considered as a landmark since the ‘90s.
This unique local understanding, expertise, and entrepreneurial spirit brought further developments in the Hungarian and Central-European property market. Recognizing the need and meeting the challenges of the rapid expansion, the TriGranit group of companies was formed. Due to its internationally esteemed owners, conservative management, and success-driven staff, the company has been championing the property market for decades.
The GRANIT-POLUS GROUP was founded in 2015 by owners and management of the former TriGranit group of companies. Based upon 20-year experience on developing and managing landmark projects, the dedicated, internationally acclaimed management and employees, GRANIT-POLUS GROUP has the unique capability to provide its clients with an extensive array of well-founded services.

SÁNDOR DEMJÁN Chairman, Shareholder

Sándor Demján is one of Hungary’s most influential businessmen. In 1976, he started and directed Skála, the first Hungarian cooperative department store. In 1986, Mr Demján founded the first commercial bank in Hungary. With renowned Canadian investor, the late Andrew Sarlós, he created the Central European Investment Corporation (CEIC) in 1990 and established the Central European Development Corporation (CEDC). In 1996, he founded Gránit Pólus Investment and Development Corporation, which, with TrizecHahn in 1997, created the joint venture company that was TriGranit Development Corporation.

SÁNDOR NYÚL Chairman of the Board, Shareholder

Sándor Nyúl joined TriGranit Development Corporation as Chief Operations Officer in 1997. He has primary responsibility for the preparation and execution of TriGranit’s development projects, as well as the operations of the business. Mr Nyúl is also Vice President of CEIC Holdings Ltd., which develops management and operations systems for large scale property projects. In the early 1990’s he was General Manager of Euroinvest Ltd., a consultancy for finance and privatization, crisis management and reorganization. He began his career in the 1970s in management positions, later in the 1980s as director with SKÁLA, the Hungarian retail and trading company, the very first market oriented retail chain in Hungary

DR. SÁNDOR CSÁNYI Shareholder

Dr. Sándor Csányi is the most prominent banker in Central-Eastern Europe. He is Chairman & CEO of the National Savings and Commercial Bank (OTP Bank), a member of the European Board of MasterCard. Mr Csányi is Vice Chairman of the Board of the Hungarian Oil and Gas Company (MOL), a member of the Board of the Hungarian Bank Association and Co-chairman of the National Association of Entrepreneurs and Employers (VOSZ). He is also Chairman of the Supervisory Board of DSK, Bulgaria’s largest bank (the second largest OTP Group member)

London and Budapest, 10 August, 2015 – TPG Real Estate, the real estate platform of global private investment firm TPG, announced today that it has reached an agreement to purchase TriGranit, one of Europe’s largest, privately owned developers and managers of retail and office assets.  As part of the acquisition, TPG Real Estate intends to commit additional capital to fund future growth and to strengthen TriGranit’s balance sheet to create a leading real estate investment, development, and management platform in Central Europe. Under the terms of the agreement, TPG Real Estate will acquire TriGranit’s development and asset management platform as well as a portfolio of high-quality assets located primarily in Poland. TriGranit’s existing management team will remain in place.

“We founded TriGranit twenty years ago and it has grown into the region’s leading real estate company,” said Sándor Demján, the Founder and Chairman of TriGranit. “I believe TPG Real Estate is a perfect buyer, as its extensive experience can carry on the TriGranit legacy. Completion of the transaction is subject to customary closing conditions and is expect to close before the end of the 2015.  Additional terms of the transaction were not disclosed.  

Certain assets, the WestEnd City Center in Budapest, and some other TriGranit related projects have been carved out of this transaction. The company managing and supervising these projects will continue its operations under the name Granit-Polus Management. TriGranit is currently owned by Sándor Demján, Sándor Csányi, Peter Munk, and Vienna Stock Exchange listed Immofinanz AG, upon completion of the transaction, Sándor Demján and Sándor Csányi will acquire the shares of Peter Munk and Immofinanz AG.
